Former president of Playboy Entertainment, Randy Nicolau, has put an under construction waterfront home on Florida’s Gulf Coast on the market for $19.95 million.
The property, which is expected to be completed in June, is within the upscale Hidden Harbor community on Siesta Key, a barrier island off the coast of Sarasota. It’s “a charming old-Florida style community,” said listing agent Joel Schemmel, of Premier Sotheby’s International Realty, who brought the home to the market last week.
“I first started coming to Siesta Key back when I was about 17 years old,” said Nicolau, who paid $2.5 million for the property in 2018, listing and property records show.
“Moving from Tribeca [in New York City], I had a flair for the modern,” he said. With no existing homes on the market that appealed to his tastes, he made the decision to build his own, razing the existing home on the site to make room for this one.
The more than 8,000-square-foot house, designed by local architecture firm DSDG Architects, is contemporary in style, with exposed concrete and wood accents.
Making sure to capitalize on the views and priming the home for seamless indoor outdoor living were two of the most crucial aspects of Nicolau’s plan for the property, he said.

The modernity on display outside continues inside, where there’ll be a great room with a two-story accent wall and fireplace; a floor-to-ceiling wine wall and bar; a chef’s kitchen equipped with top-notch appliances; and floor-to-ceiling walls of windows framing views from the bay to the downtown Sarasota skyline.
There will be six en-suite bedrooms, including a primary suite with a private balcony, and a versatile room that would be suitable for an office, gym or sitting room, according to the listing.
Outside, 150 feet of water frontage will be joined by a pool with a clear-walled infinity edge, a spa, a full outdoor kitchen and dining area, and a dock that can accommodate yachts, sport fishing boats or daily cruisers.
The roofdeck meanwhile, will boast a wet bar, spa and fire pit.
The area’s healthy high-end real estate market, and a shortage of contemporary stock prompted Nicolau to bring the home to the market.
“I’m an entrepreneur, when I see an opportunity I try to capitalize on it,” said Nicolau, who co-founded the office furniture firm Poppin. “It’s the only newly-built modern home in Sarasota in this price range.”
